If buying a home is still on your radar this year, you may want to pay attention to what’s happening this fall.
Mortgage rates have been moving around, and affordability is still a big part of the conversation. But there’s another side of the market that buyers should know about: fall can bring some pretty meaningful advantages.
According to Realtor.com, the week of September 27 through October 3 is expected to be the best time to buy a home nationally in 2026. Why? More homes to choose from, less competition from other buyers, and prices that have eased from their summer highs.
And here’s the part I really like: you don’t have to hit one exact week to take advantage of the fall market.
NAR says inventory has recently reached its highest level in more than 10 years. Realtor.com also expects buyers during this fall window to see prices around $14,000 below the summer peak, about 30% less competition, and homes staying on the market roughly 13 days longer.
In other words:
More choices.
More negotiating room.
Less pressure to make a split-second decision.
That combination can make a difference, especially when mortgage rates are putting some extra pressure on monthly payments.
And the opportunity doesn’t disappear after October 3. Realtor.com says 42 of the 50 largest metros are expected to see their best buying week sometime during October.
So if you’ve been thinking about making a move, this is a good time to get prepared rather than waiting for the “perfect” day.
